60-Day Bed Bug Heat Treatment Guarantee

Midlands Bed Bug provides a 60-day guarantee on all bed bug heat treatments carried out by our technicians, subject to the conditions below.

If live bed bugs are found at the treated property within 60 days of the treatment date, we will return to carry out a follow-up treatment at no additional charge, provided the conditions of this guarantee have been met.

The guarantee is valid only where:

• All pre-treatment preparation instructions provided by Midlands Bed Bug (verbally, in writing, or via our preparation checklist) were carried out in full prior to treatment.
• Access was given to all rooms and areas identified as infested or at risk, including adjoining rooms where advised.
• No items were brought into the treated property, or moved from an untreated area into a treated area, without first being inspected, treated, or laundered as advised.
• No second-hand or unknown-origin furniture, bedding, or soft furnishings were introduced into the property during the guarantee period without inspection.
• The property was not sub-let, rented, or used to host overnight guests from another infested property during the guarantee period without notifying us first.
• Any follow-up advice given by our technician after treatment (e.g. encasement of mattresses, sealing of skirting boards, disposal of infested items) was followed.
• The customer reports suspected re-infestation within the 60-day window and within a reasonable time of noticing signs of activity.

This guarantee does not cover:

• New infestations introduced from an external source after treatment (e.g. via travel, guests, second-hand furniture) where reasonable precautions were not taken.
• Properties where preparation was incomplete, refused, or not carried out as instructed.
• Adjoining or neighbouring properties not treated by us, where reinfestation occurs as a result of an ongoing infestation next door.
• Treatments where access to all affected areas was not provided.
• Any treatment carried out on a ‘spot treatment’ or partial basis where the customer declined a full treatment against our recommendation.

To claim under this guarantee, the customer must:

• Contact Midlands Bed Bug within 60 days of the original treatment date.
• Provide evidence of activity where reasonably possible (e.g. photos).
• Allow a technician to inspect the property before any follow-up treatment is scheduled.

A free follow-up treatment will be scheduled within a reasonable timeframe, subject to availability.

This guarantee entitles the customer to one (1) free follow-up treatment within the 60-day period. It does not entitle the customer to a refund, partial refund, or compensation for any direct or indirect losses (including but not limited to replacement of furniture, alternative accommodation costs, or loss of earnings).
