Why Heat Treatment Works Where Sprays Fail

Bed bug treatment fails for one reason far more often than any other: the eggs survive. Everything that makes heat treatment different comes back to that.

It reaches the temperature that kills eggs

Bed bug eggs are the reason infestations come back. They are cemented into cracks, seams and screw holes where a surface spray never lands, and they are unaffected by most residual insecticides. Heat does not need to touch them — it raises the air and the material around them past the thermal death point, so eggs, nymphs and adults all die in the same few hours.

It does not depend on finding every bug

A spray only works where it is applied, so it is only as good as the technician’s guess about where the bugs are hiding. Heat treats the whole room as one volume. Behind skirting, inside the bed frame, under carpet edges, in the back of a wardrobe — it all comes up to temperature together.

What a Heat Treatment Actually Involves

Heat treatment is a controlled process, not just a hot room. This is what happens from quote to hand-back.

  1. We survey and quote before anything is booked

    We establish how many rooms are affected and what is in them. Heat is priced per room, so the quote is fixed at this point — you know the total before a technician is booked, and it does not change on the day.

  2. You prepare the property

    You will get a written preparation list. Most of it is straightforward — removing aerosols, pressurised containers, candles, medicines, vinyl records and anything heat-sensitive, and making sure furniture can be moved away from walls. Following it properly is what the guarantee depends on.

  3. We set up and bring the rooms up to temperature

    Industrial heaters and ducting are positioned to circulate hot air through every part of the room. Wireless probes go into the places bed bugs actually hide — mattress seams, bed frame joints, behind headboards, under carpet edges — so we are measuring core temperature at the harbourage, not air temperature in the middle of the room.

  4. We hold the temperature and work the room

    Reaching temperature is not the same as holding it. The technician stays on site for the whole treatment, agitating harbourages so trapped pockets of cooler air are broken up, moving furniture, and watching the probe readings until every monitored point has held above the lethal threshold for long enough.

  5. We cool down, inspect and hand back

    The rooms are brought back down, inspected, and you get a written record of what was treated, the temperatures reached and how long they were held. That report is what backs the 60-day guarantee — and what landlords, letting agents and care providers keep on file.

Heat treatment is priced per room — not by property size, floor area or postcode. The range is roughly £400–£800 per room, and the rate falls as the number of rooms rises, because one visit’s setup, travel and equipment cost is shared across everything treated that day.

In practice that means treating a single bedroom sits at the upper end, and treating several rooms in the same visit brings the per-room figure down considerably. It also means the cheapest thing you can do, if bed bugs have already spread beyond one room, is to treat those rooms together rather than one at a time.

Why Bed Bug Treatments Fail

Almost every “the bed bugs came back” story comes down to one of these four.

Sprays and pyrethroid resistance

UK bed bug populations have widespread resistance to pyrethroid insecticides — the active group in most professional sprays and virtually every shop-bought one. A treatment that a resistant population survives is not a cheaper treatment, it is a delay that lets the infestation double.

DIY heat that does not get hot enough

Steam cleaners, hairdryers, tumble dryers and “bed bug heaters” from marketplaces reach surface temperature but not core temperature. Partial heat is actively counterproductive: it drives bed bugs deeper into wall voids and into neighbouring rooms rather than killing them.

Treating one room in a shared building

In a flat, HMO or terrace, bed bugs travel along service voids and shared walls. Treating a single room when the infestation has already spread simply moves the problem next door and buys it time to come back.

Yes, with preparation. The vast majority of household contents — furniture, clothing, bedding, electronics, books — are unaffected. A short list of items does need removing beforehand: aerosols and pressurised containers, candles and wax, medicines, vinyl records, certain musical instruments and anything else heat-sensitive. You will get that list in writing before the visit.
05Do I need to leave the property during treatment?
Yes. People and pets need to be out for the working day, including fish tanks and reptiles, which need to be removed entirely. You can return once the rooms have cooled and been inspected.
06How hot does it actually get?
The target is a core temperature comfortably above the point at which bed bugs and their eggs die, held long enough that every monitored harbourage has passed it — not just the air in the middle of the room. That is why we monitor with probes placed in the harbourages themselves rather than working to a thermostat on the wall.
07Will one treatment be enough?
For a correctly prepared property, one visit is designed to be the whole treatment — that is the point of heat, and why we can put a written 60-day guarantee behind it. Where bed bugs are still arriving from a neighbouring property, or where the source cannot be treated, we will say so before you book rather than after.
08What if heat treatment is not possible at my property?
It sometimes is not — sprinkler systems that cannot be isolated, heat-sensitive contents, residents who cannot leave for the day, no suitable power supply, or severe clutter. In those cases we use steam and desiccant dust from £300 for the first room. We will tell you honestly which one your property is suited to.
